Our "Buyer Services" Commitments
Communication & Follow-Up
- Contact you as often as you would like to report any new information related to your home purchase or current market conditions.
- Follow up to any phone call or email within 24 hours (usually within 2 hours).
Buyer's Counseling Interview
- Meet with you in person to assess your situation. Determine an overall strategy for your home purchase that includes details of:
- Overview of current market conditions and how they affect you.
- Overview of financing options available to you, and the pros and cons of each.
- Loan officer recommendations to assist with your financing pre-qualification.
- Timing your home purchase with the sale of your existing home (if applicable).
- Desired home criteria – location, price range, size, age, amenities, etc. to determine which are "qualifying homes" (homes fitting your criteria).
Finding Homes
- Provide you with recent comparable sales for your desired area, so you can better understand local market conditions, if desired.
- Set up an automatic search that instantly emails you qualifying homes, once they hit the market.
- Watch the market closely and call you each time a qualifying property is listed, if desired.
- Preview qualifying homes to select the best ones for you to see, if desired.
- Share your home criteria with other top agents in the area who may know of such a home that may be listed soon.
Showing Homes
- Make ourselves available to show property according to your schedule, at any time Mon – Sat.
- Show qualifying homes without regard to the listing agent or company (including new home subdivisions, if desired).
- Show qualifying homes throughout the Central Valley, from Sacramento to Fresno.
- Show you as many or as few qualifying homes as you want to see.
- Help you evaluate homes appropriately, by assessing all aspects of the home, its location and price, to determine the best one for you and your family.
- Research school, demographic, and other statistics for top qualifying homes you are considering.
Negotiations
- Review comparable sales data a second time before writing an offer, so you know you're not offering too much.
- Personally speak with the listing agents of top qualifying homes you are considering, to learn more about the sellers' motivation, time frame, and willingness to negotiate.
- Explain all the pertinent information in the "Purchase Contract" form, so you know what you are offering.
- Write an offer that allows you to secure the home at the lowest possible price and with the most agreeable terms to you, and present it in person whenever possible.
- Use our powerful, persuasive, and effective negotiating skills to secure an accepted offer for your property of choice.
Escrow Period
- Go over all transaction paperwork and answer any questions you may have.
- Work closely with a professional Transaction Coordinator to ensure a smooth transaction, if desired.
- Conduct a thorough inspection of the property, disclosing every relevant item for you to be aware of.
- Stay in contact with the seller's agent during the escrow period and keep you informed of all updates.
- Stay in contact with all other third-parties to the transaction (loan officers, transaction coordinators, escrow officers and assistants, appraisers, inspectors, etc.) to make sure no deadlines are missed.
- Arrange all inspections and be present at the home while they occur, if desired.
- Deliver a copy of all transaction forms for your records.
Closing
- Be with you when you sign the final papers, to answer any questions you might have.
- Personally hand-deliver your new keys to you.
- Send change-of-address postcards to a list of people you give us.
If at any time you feel we have not performed all of our commitments to you, you may contact our manager and request that our agreement with you be cancelled AT NO CHARGE.
The Average Buyer's Agent
- Shows homes you call him/her about.
- Wants to hurry and write an offer the moment you show interest in a particular property.
- May or may not explain some of the forms you are required to sign.
- Faxes your offer to the seller's agent, then waits for a response.
- Negotiates poorly, or not at all, on your behalf.
- Doesn't follow through on half the things s/he said s/he would do.
- Communicates only to return your calls or to report a problem to you.
