Our "Seller Services" Commitment
Communication & Follow-Up
- Contact you as often as you would like to report the progress on your home and to discuss any marketing strategy.
- Follow up to any phone call or email within 24 hours (most times within 2 hours).
Seller's Counseling Interview
- Conduct thorough research on sales prices of comparable homes to create a CMA (Comparative Market Analysis) report to assist in determining an appropriate price for your home.
- Tour your home and make suggestions to enhance your home for the marketplace.
- Arrange for a "home staging" service to prepare your home for maximum appeal, if desired.
- Develop a list of features and benefits of your home for buyers and agents.
Listing Your Home
- Take as many high quality, wide-angle, high-resolution digital photos as possible of the interior and exterior of your home for your listing.
- Submit 12 (max allowable amt.) of these photos to the MLS and other Internet sites.
- Submit your home to the local MetroList MLS and Merced Co. MLS also (if applicable).
- Install a professional sign, lockbox, and flyer box on your property.
Advertising & Promoting Your Home
- Use innovative "value (variable) range" pricing techniques that generate 10 times more exposure for your home (compared to common pricing methods) and stimulate more interest and showings, creating more offers leading to higher prices, more quickly than normal.
- Publicize your home on Realtor.com, PruCalifornia.com, Yahoo.com, MetroListMLS.com, ModBee.com, AOL, MSN, Netscape, CompuServe, Excite@Home, WSJ.com, Juno.com, NetZero.com, DigitalCity.com, and many others.
- Post your home on our personal website—weworkharder.com—with a full, detailed description, internet links, and multiple property photos.
- Post your home on Craigslist.org with a full, detailed description, internet links, and multiple property photos.
- Receive a Web ID and sign rider for direct access through Yahoo! Real Estate—the #1 online portal—placing your home among top search results as a "Featured Home," containing additional photos, property information, and direct agent contact information.
- Create a virtual tour and make it available to the public on the Internet, if desired.
- Prepare full-color property flyers and place them in a flyer box on the sign in front of your home.
- Mail out at least 100 "Just Listed" postcards to homes in your area to inform them your home is for sale.
- Hand out copies of your listing flyer to our professional sales staff for their potential buyers.
- Tour your home with our professional sales team to create additional "buzz" about your property and to solicit their feedback on suggestions to enhance the marketability of your home.
- Promote your home at our Central Valley Association of Realtors marketing meetings to create maximum interest and exposure to the agents in your area.
- Advertise your home in the "New On The Market" section of The Modesto Bee for a minimum of two weeks, if desired.
- Advertise in other featured local and regional print media.
- Conduct an "Open House" as often as desired (excluding Sundays & subject to availability).
- Pre-qualify buyers prior to me showing them your home, if desired.
Negotiations
- Follow up with all other agents who show your home to their clients and give you their feedback.
- Help you understand the various methods of financing your buyers may want to use.
- Represent you during the presentation of all contract offers, and negotiate the best possible price and terms on your home.
- Provide a Net Sheet with all offers on your home, helping you accurately project your net proceeds from each offer.
Escrow Period & Closing
- Deliver a copy of all transaction forms for your records.
- Work closely with a professional Transaction Coordinator to ensure a smooth transaction, if desired.
- Arrange all inspections and be present at your home while they occur, if desired.
- Go over all inspection reports with you and provide you with a copy.
- Stay in contact with the buyer's agent during escrow process and keep you informed of all updates.
- Be with you when you sign the final papers, and arrange for you to receive your final check.
- Send change-of-address postcards to a list of people you give us.
If at any time during the listing agreement, you feel we have not performed all of our commitments to you, you may contact our manager and request that your listing agreement with us be cancelled AT NO CHARGE.
The Average Seller's Agent
- Takes a picture or two of your house.
- Submits your home to the local MLS (Multiple Listing Service).
- Puts up a sign in your yard.
- May or may not make a flyer of some kind.
- May or may not conduct an "Open House."
- Waits for someone to call in an offer, which s/he discusses with you by phone.
- Doesn't follow through on about half of the things s/he said s/he would do.
- Doesn't explain all the forms you are required to sign.
- Communicates only to return your calls or to report a problem to you.
